Is everything shown on your website in stock?
Although Modern Home Furniture carries a variety of merchandise in stock at any time, what items remains in stock changes frequently. The items on the webpage represent the majority of what can be ordered from our manufacturers. These options exist to allow you to choose the right furniture and accessories for you. Items that are not in stock could take between 3-12 weeks to arrive. If you have questions regarding specific products and their availability, please contact us and we would be happy to provide you more information for individual products.
Are items in your store the same as the website?
Our store may offer items not listed on the website and prices may vary between locations and online. Because of limited space in our store, our stores will not be able to carry all items on our website. You are welcome to contact an associate at any time for what items are on the sales floor to test and to ask about any new items on the sales floor not yet on the website.
Do items change in price?
Prices are subject to change at any time without notice. Purchases made prior to a new lower price will not be credited the difference.
Are there other ways to get information on your products?
As we have the ability to list over one million items on our website (our selection changes all of the time), it is not feasible for a company our size to record and playback the descriptions on every item on our website. However, if you are an American with a disability we are here to help you. Please call our disability services phone line at (480) 833-3072 during regular business hours and one of our kind and friendly personal shoppers will help you navigate through our website, help conduct advanced searches, help you choose the item you are looking for with the specifications you are seeking, read you the specifications of any item and consult with you about the products themselves. There is no charge for the help of this personal shopper for any American with a disability. Finally, your personal shopper will explain our Privacy Policy and Terms of Service, and help you place an order if you so desire.
Delivery and Pick Ups
All outstanding balanced must be paid before delivery or pickups are made.
What Delivery options do you offer?
We offer a variety of shipping and delivery options within the Puget Sound Area in Western Washington. We have a low price curbside delivery where we delivery to the address without entering the residence as well as full set up delivery through 3rd parties to suit your needs. It is the customer’s responsibility to measure doorways and halls to ensure the furniture will fit. Modern Home Furniture can set a day for delivery but we hold no guarantees for specific times.
Curbside
Curbside Delivery Starting at $69! Our team will deliver your items to the front of the building/home no farther than the sidewalk.
Indoor
Our third party delivery team will bring you the items inside your home but will not un-package or assemble your items.
White Glove
Our most popular delivery method, includes a full service where our third party delivery team deliver and assemble the items. The team will take the trash & packaging from your items with them when they leave.
Can I pick up furniture?
Yes, you can pick up your items from our warehouse. Furniture pickups must be scheduled for an appointment with the warehouse at least 24 hours in advance.. Furniture picked up will be in the original wrapping and items will not be opened or inspected prior to pick up time.
We can assist you in loading the furniture but we offer no items necessary to secure your merchandise. We can offer plastic, cardboard, or foam if it is available to help protect your merchandise. Do to liability constraints, Modern Home Furniture associates will not tie down or secure merchandise.
Orders canceled due to delay will be subject to a 20% ($200) minimum cancellation fee.
Will furniture be assembled?
Most furniture require little to no assembly. Furniture that does require assembly will not be assembled prior to pick up or delivery. Some delivery options include assembly. If this option is not included than assembly is done by customer. Please read instructions carefully and do not discard packaging until all the furniture is assembled. If you have questions on which items require assembly or what is involved in that assembly then please contact an associate before purchasing.
Do you take old furniture during a delivery?
We do not remove furniture from a residence during a delivery unless that furniture has been confirmed to be sold to Modern Home Furniture through our Consignment Team. For more information about consignments, contact an associate or see the consignment questions.
I gave the wrong information on my invoice, how can I correct it?
If you have entered wrong information on your invoice then please contact a store associate by phone or email before the furniture arrives. We will contact you by phone or email as soon as we know when your furniture will be arriving. If this information is incorrect, we will not be able to contact you. We will always call prior to delivery to ensure we are delivering to the correct address, however, having the address correct before delivery will ensure a faster delivery.
Delivery fees are derived from where we are delivering too. If you change delivery addresses to a different city, the cost for delivery is subject to change with it. Any additional fees resulting from a delivery address change must be paid in full prior to receiving the furniture.
Can I change to delivery even if I originally wanted pick up?
Yes, we can add a delivery to your invoice at any time. This change in cost must be paid in full prior to you receiving furniture.
Cancellations, Returns, and Exchanges
What happens if my order is late?
Estimated shipping dates are based on average manufacture production and lead times and are subject to change without notice. Modern Home Furniture will not be held responsible or compensate for delays due to transportation, shortages, or production rates from the manufacturer. Orders canceled due to delays will still be subject to the restocking fee.
I accidentally ordered the wrong thing, can I change it?
If you notice you have ordered the wrong merchandise then please contact our associate team within the first 24 hours. If canceled in this time there will be no fee to correct any error for an order. If you receive the furniture and you notice after it is in our house that you have ordered the wrong piece, then we can exchange it for the correct piece but it is subject to our standard exchange policies. You must bring us the wrong pieces and we can reorder you the correct furniture with a 20% restocking fee.
What is your return policy?
We can accept returns within seven (7) days of customer receiving furniture. Furniture must be returned to the store by customer with original packaging. We cannot accept returns on used furniture, clearance items, or items marked as non-returnable. Returns will result in a refund or in store credit. Please note a restocking fee of 20% results from all returns. Product can be canceled at any time prior to pick up or delivery; however, a 20% cancellation fee will be applied on any furniture canceled. Failure to make payment on or receive furniture in a timely manner after furniture is available will result in an automatic cancellation and restocking of furniture.
Because comfort is subjective, Modern Home Furniture does not guarantee comfort on any merchandise.
Replacement Pieces and Warranties
What happens if my furniture arrives damaged?
Due to unfortunate circumstances, furniture can be damaged upon transit or storing or manufacturer defects can happen. Manufacturer defects must be reported within 24 hours of delivery/pickup. We require photos of the defect and will respond to these claims as necessary.

Claims
Do you offer warranties?
Our furniture has no warranties by default except for manufacturer warranties when they apply. We do offer a 5 year protection plan which covers accidental damage to your furniture such as spills, scrapes, etc but does not cover wear and tear from use. Clearance, pre-owned, or damaged furniture bought comes with no warranties.
Payment options
Which payment options do you accept?
We can accept Visa and Mastercard for online transactions. In addition we can accept debit and cash for in store purchases. We do not accept American Express, Discover, or Checks.
